DEUTSCHE BANK TRUST COMPANY AMERICAS, as Trustee, on behalf of the registered Holders of Citigroup Commercial Mortgage Trust 2017-B1, Commercial Mortgage Pass-Through Certificates, Series 2017-B1 acting by and through its special servicer, LNR Partners, LLC, Plaintiff, v. ANTHONY J. COSTELLO AND SON (ANDREA) DEVELOPMENT LLC, et al., Defendant(s), Index No. E2024007868. Pursuant to an Order Confirming Referee Report and Judgment of Foreclosure and Sale, filed and entered in the office of the Monroe County Clerk on February 3, 2026, under NYSCEF No. 119 (the "Judgment"), the undersigned Referee will sell at public auction to the highest bidder in the Foreclosure Auction Area, Monroe County Hall of Justice, Foreclosure Auction Area, 99 Exchange Blvd., Rochester, NY 14614, on April 1, 2026 at 10:00 a.m. (prevailing Eastern Time), the property in said Judgment directed to be sold, which property may be briefly described as the real property located at Building D of the Clinton Crossings Medical Center in Rochester, New York, located at 4901 Lac DeVille Boulevard, Brighton, New York 14618, Tax Map No. 136.19-1-61.1, in the County of Monroe, together with the buildings, improvements, fixtures, personalty and other rights or interests of any kind or nature located thereon, as more particularly described in the Judgment.
Said premises is known as BUILDING D OF THE CLINTON CROSSINGS MEDICAL CENTER IN ROCHESTER, NEW YORK, LOCATED AT 4901 LAC DEVILLE BOULEVARD, BRIGHTON, NEW YORK 14618
Approximate amount of Judgment is $7,979,189.72 plus interest & costs.
Premises will be sold subject to provisions of filed Judgment and Terms of Sale, as referenced therein, which are available from Plaintiff's counsel upon request.
Participating bidders, other than Plaintiff or its successors or assigns, must place a bid deposit in the amount of $100,000 with the Referee by certified bank check at or before the start of the sale. After the Referee accepts the highest bid offered by a bidder, the successful bidder must immediately pay to the Referee in cash or certified bank check ten percent (10%) of the sum bid and shall execute Terms of Sale for the purchase of the Property, unless such successful bidder is Plaintiff or its successors or assigns.
