Perinton Planning Board
Meeting Date: March 18, 2026
-NOTICE IS HEREBY GIVEN, that a public hearing will be held by the Planning Board of the Town of Perinton at 1350 Turk Hill Road, Fairport, New York on Wednesday, March 18, 2026 at 7:00 PM local time in the Town Hall. Said Planning Board will be at said time and place to hear all persons in support of said application or in opposition thereto. APPLICANT MUST APPEAR IN PERSON OR BY AGENT.
WHEREAS, application has been made by Stephen W. Schultz, MRB Group, as agent for Qualitrol Company LLC, owner of property located at 1385 Fairport Road (tax id # 152.15-2-9), requesting preliminary and final site plan to construct a two-story, 60,000 sf addition to the south side of their 69,000 sf building on their 9.94-acre parcel. The first floor of the addition will be used for manufacturing and the second floor for offices. In addition, two outdoor patios are proposed for employee use with one at the northeast corner of the building just outside the lunchroom and the other at the southeast corner of the addition, being connected by a sidewalk. Said property being zoned Industrial. Said proposal being known as Qualitrol Addition - 1385 Fairport Road.
WHEREAS, application has been made by BME Associates, as Engineer for owner of properties located at:
Tax id# 179.09-2-11.111 - 2 Thornell Road - owned by WDG1 LLC
Tax id#179.09-2-8 - 597 Pittsford Victor Road - owned by WDG3 LLC
Tax id#179.09-2-9 - Vacant Land - owned by WDG5 LLC
Tax id#179.09-2-10 - 589 Pittsford Victor Road - owned by WDG2 LLC, requesting preliminary and final site plan approval for a mixed-use development which consists of an existing office building and a mixture of proposed residential units known as Hartwell Heights.
The project consists of four tax parcels, totaling ±3.42 acres located within the Town of Perinton's Mixed Use Zoning District. The proposal includes the following:
· One - 10-Unit, two story multifamily apartment building (10 units total)
· One 6-unit, two story multifamily apartment buildings (6 units total)
· One 2-unit townhouse building (2 units total)
· One existing single-story, single-family home (to remain) (1 unit total)
· Five single-story, single-family cottages (5 units total)
24 total residential rental units
· One existing 1900 sf office building (to remain at 2 Thornell Road under the current use)
The project proposes 2 lots: a 0.84-acre lot for the existing office building (Lot 1) and a 2.59-acre lot (Lot 2) for the proposed residential uses. It is proposed that the existing 4 tax parcels will be consolidated to create proposed 2 lots, which will be submitted under separate cover to the Town of Perinton for Administrative review.
