Legal Notice Perinton Planning Board Meeting Date: July 15, 2026 -NOTICE IS HEREBY GIVEN, that a public hearing will be held by the Planning Board of the Town of Perinton at 1350 Turk Hill Road, Fairport, New York on Wednesday, July 15, 2026 at 7:00 PM local time in the Town Hall. Said Planning Board will be at said time and place to hear all persons in support of said application or in opposition thereto. APPLICANT MUST APPEAR IN PERSON OR BY AGENT. WHEREAS, application has been made by BME Associates as agent for 4646 Nine Mile Point, LLC, owner of property located at 4646 Nine Mile Point Road (tax id# 153.050-01-13.111), requesting preliminary and final subdivision approval to subdivide an approximately 18.58 acre parcel of land into two lots, to allow the sale of the townhouse buildings (proposed Lot 2) to separate ownership, and also request the Perinton Planning Board to declare its intent to be Lead Agency for purposes of SEQR to initiate the coordinated review on this unlisted action with involved agencies being the Town Board and Zoning Board of Appeals. The overall property is zoned Residential A and is currently known as the Fairport Rehab and Nursing Center (f/k/a Fairport Baptist Home), which contains a main senior living facility building fronting onto Fairport Nine Mile Point Road and 42 residential townhome units in 3, 4, and 5-unit buildings with private road (Deland Acres Drive) access to Whitney Road. The Fairport Rehab & Nursing Center will remain on proposed Lot#1 (approximately 7.81-acre parcel). The 42 townhome units are proposed to be contained on Lot 2 (approximately 10.76 acre parcel), which is to be subdivided from the parent parcel. An access easement will be provided between the two parcels to allow the ability to utilize the internal road network to access both Fairport Nine Mile Point Road and Whitney Road, respectively. There is no proposed change to the site, and no new construction is being proposed at this time. As part of the overall proposal, a revision to the existing Special Use Permit for the Fairport Baptist Home use as a Public Buildings and Grounds will be requested from the Town of Perinton Town Board, and a Special Use Permit for the senior housing townhouses on Lot #2, as Public Buildings and Grounds, will also be requested. There is no change in the use of the property proposed. The only change will be the ownership of each lot. In addition, as part of the overall proposal, area variances will be requested from the Perinton Zoning Board of Appeals to allow a reduction in the required bulk standards of the townhome buildings to the newly created lot line between Lot#1 and Lot #2. Zoned: Residential A WHEREAS, application has been made by John Sciarabba, LandTech, Surveying & Planning, PLLC, as agent for 1311 Fairport Road LLC, owner of property located at 1311 Fairport Road (tax id#152.15-2-1.1, requesting to subdivide an existing lot of approximately 1.192 acres into two lots in order to separate the two existing commercial businesses located on the property. No construction or land disturbance is proposed as part of this application. The proposed lots do not meet the required minimum lot area of 60,0000 sf for the Commercial Zoning District, and the applicant will be seeking the necessary variance. Said project known as 1311 Fairport Road - Quicklee's- 2 lot subdivision. Zoned: Commercial WHEREAS, application has been made by Matt Tomlinson, Marathon Engineering, as Engineer for WB OP LLC, owner of property located at 1407 Pittsford Victor Road - (tax id#193.02-1-19 - 3.76 acres & 1451 Pittsford Victor Road (tax id# 193.02-1-18.3/B - 2.97 acres, tax id#193.02-1-18.3A - 2.66 acres, tax id#193.02-1-18.3/D - 2.63 acres), requesting preliminary and final site plan approval to construct a 5-story, 95-unit, multi-family development within the existing WillowBrook Office Park, which consists of 6 existing buildings and two vacant development parcels. WB OP LLC is the property owner for parcels 193.02-1-18.3A, 193.02-1-18.3/B, 193.02-1-18.3/C, 193.02-1-18.3/D, 193.02-1-18.3/E as well as the adjacent vacant parcel 193.02-1-19 located at 1407 Pittsford Victor Road, originally contemplated as Building 150, but never developed. The proposed project includes improvements to 1407 Pittsford Victor Road and 1451 Pittsford Victor Road (Buildings 100 - Lot A, 200 - Lot B, 400 - Lot D, respectively, altogether comprising a 12.02 ± acre portion of the overall park. The proposed building will be a mix of 1- and 2-bedroom units and will be constructed on the 1407 and 1451 (tax id#193.02-1-18.3/B) Pittsford Victor Road parcels. Development will include a dedicated 89 space underground parking garage and an additional 25 surface parking spaces for guests and temporary parking. The proposed project proposes a total of 330 parking spaces to service existing buildings 100, 200, 400 and the new multi-family development. The existing building 200 office entrance will be relocated to the east side of the building for office tenants, and the remainder of building 200 will orient to the residential building and include a rental office and other amenities. The parking lot to the east of Building 200 (currently servicing building 400) will be modified to accommodate the new building 200 entrance. Included in the project are outdoor amenity spaces with waking trails, pickleball court, playground area, and various other outdoor activities. Project proposes new landscaping and lighting.
