A NOTICE OF PUBLIC HEARING, Town/ Village of East Rochester Zoning Board Legal Notice -Town/ Village of East Rochester Zoning Board Legal Notice of a Public Meeting that is scheduled for December 9, 2025 at 7 PM (6:30 PM work session) will take place in the Town/Village Hall Eyer Building, third floor conference room. 1. 445 West Commercial St. Parcel # 138.75-1-15 - Sign Application Joshua Dickens, Manager of Rochester Emergency Veterinary Services, is looking at replacing the old Techniplex III sign with a new sign. The sign will read "Rochester Emergency Veterinary Services." They will be painting the current hardware white and having an illuminated white sign. Dimensions - 3' x 8', and it will be free-standing with only the front being illuminated. There is already wiring underground, and there will be a light bulb behind the sign. 2. 210 East Hickory St Parcel # 152.30-2-47.1 - Architectural Review/ Final Site Plan Approval David and Colette Morabito are seeking approval to build a residential ranch-style house on their vacant property. This will be a single-family ranch-style home. 3. 353 Fairport Rd. Parcel # 152.45-1-3.11 - Site Plan / Architectural Review John and Robert DiRaddo of Roberts Kitchens, are looking to make use of 353 Fairport Rd as a Kitchen and Bath Showroom. Current use of property is Commercial/Vacant PD/PDD Zoning. The intended use will not cause any recognizable changes to character or activity within the neighborhood, and is consistent with the zoning scheme envisioned by the Board in the past. This will serve as a means to put a vacant and dilapidated building back into a condition that the residents will appreciate. Positive or negative recommendation to the Village Board for being in the PPD district. 4. 20 Ontario St Parcel # 139.79-1-3.2 - Subdivision / Preliminary Site Plan Ben Murphy, owner of BMP Landscaping, is coming in to discuss a subdivision of the property, as well as doing the drywell and storm pipe filtration to the back of the property. There will also be tree removal, filling, and grading of the property. 5. 115 East Ave. Parcel # 152.21-3-14 - Concept Presentation / Architectural Review / Preliminary Site Plan Approval Paul Randazzese with Roost Builders is looking for approval to add a two story addition that includes an entrance lobby, four additional rooms, a bathroom and a wheelchair lift. There will be two additional church representatives attending as well. All persons in favor or opposed to said applications will be heard. There are several ways you may provide comments to the Board: · Attend the meeting listed above, and speak during 'public input'. · Mail or drop off written comment to: East Rochester Building Department, 317 Main St, East Rochester NY 14445.
