Perinton Planning Board

-NOTICE IS HEREBY GIVEN, that a public hearing will be held by the Planning Board of the Town of Perinton at 1350 Turk Hill Road, Fairport, New York on Wednesday, June 17, 2026 at 7:00 PM local time in the Town Hall. Said Planning Board will be at said time and place to hear all persons in support of said application or in opposition thereto. APPLICANT MUST APPEAR IN PERSON OR BY AGENT.
WHEREAS, application has been made by Stephen W. Schultz, MRB Group, as agent for Qualitrol Company LLC, owner of property located at 1385 Fairport Road (tax id # 152.15-2-9), requesting preliminary and final site plan approval to construct a two-story, 50,000 sf addition to the south side of their 69,000 sf building on their 9.94-acre parcel. The first floor of the addition will be used for manufacturing and the second floor for offices and lunchroom. In addition, two outdoor patios are proposed for employee use with one at the north end of the building and the other at the southeast corner of the addition. Said property being zoned Industrial. Said project known as Qualitrol Addition - 1385 Fairport Road.
WHEREAS, application has been made by BME Associates as agent for 4646 Nine Mile Point, LLC, owner of property located at 4646 Nine Mile Point Road (tax id# 153.050-01-13.111), requesting preliminary and final subdivision approval to subdivide an approximately 18.58 acre parcel of land into two lots, to allow the sale of the townhouse buildings (proposed Lot 2) to separate ownership, and also request the Perinton Planning Board to declare its intent to be Lead Agency for purposes of SEQR to initiate the coordinated review on this unlisted action with involved agencies being the Town Board and Zoning Board of Appeals.
The overall property is zoned Residential A and is currently known as the Fairport Rehab and Nursing Center (f/k/a Fairport Baptist Home), which contains a main senior living facility building fronting onto Fairport Nine Mile Point Road and 42 residential townhome units in 3, 4, and 5-unit buildings with private road (Deland Acres Drive) access to Whitney Road. The Fairport Rehab & Nursing Center will remain on proposed Lot#1 (approximately 7.81-acre parcel). The 42 townhome units are proposed to be contained on Lot 2 (approximately 10.76-acre parcel), which is to be subdivided from the parent parcel. An access easement will be provided between the two parcels to allow the ability to utilize the internal road network to access both Fairport Nine Mile Point Road and Whitney Road, respectively. There is no proposed change to the site, and no new construction is being proposed at this time.
As part of the overall proposal, a revision to the existing Special Use Permit for the Fairport Baptist Home use as a Public Buildings and Grounds will be requested from the Town of Perinton Town Board, and a Special Use Permit for the senior housing townhouses on Lot #2, as Public Buildings and Grounds, will also be requested. There is no change in the use of the property proposed. The only change will be the ownership of each lot.
In addition, as part of the overall proposal, area variances will be requested from the Perinton Zoning Board of Appeals to allow a reduction in the required bulk standards of the townhome buildings to the newly created lot line between Lot#1 and Lot #2. There will be no change to the existing site with these requests.
